Our fees are based on the value of your property and so the fees applicable have been arranged in Value bands. Please refer to the Appleby Shaw Fee Table for the type of property you are buying or selling which will show the fixed fee applicable.

Our fees cover all the work required to complete the sale of your property, including redeeming your charge on the property (if any).

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the terms of your matter.

The cost of registration at the Land Registry is dependent on the price of the property, and the Stamp Duty is also dependent on the purchase price of the property and your circumstances. The search fees vary from area to area. Please contact us for these costs.

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have listed the key stages that take place in a purchase transaction:

  • Taking your instructions and giving you initial advice
  • Checking finances are in place to fund the purchase, and contacting lender’s solicitors if needed
  • Advising you on joint ownership
  • Receiving contract documents
  • Carrying out searches
  • Obtaining further planning documentation if required
  • Making any necessary enquiries of the seller’s solicitor
  • Giving you advice on all documents and information received
  • Going through conditions of the mortgage offer
  • Asking you to sign the final contract
  • Draft transfer
  • Obtaining pre-completion searches
  • Agreeing completion date (date from which you own the property)
  • Exchanging contracts and notify you that this has happened
  • Arrange for all necessary monies to be received from the lender and you
  • Completing purchase

How long will my home purchase take?

The length of time from your offer being accepted until you can move into your home will depend on a number of factors. The average process takes between six and eight weeks, but it can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new-build property with a mortgage in principle, it could take only four weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, such as between three and four months. In such, a situation additional charges would apply.

Our fee assumes that:

  1. This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
  2. This is the assignment of an existing lease and is not the grant of a new lease.
  3. The transaction is concluded in a timely manner and no unforeseen complications arise.
  4. All parties to the transaction are co-operative and there is no unreasonable delay from third parties in providing documentation.
  5. No indemnity policies are required. Additional disbursements may apply if indemnity policies are required.

Leasehold Sale*

Our fees cover all the work required to complete the sale of your property, including redeeming your charge on the property (if any). There may also be a fee payable to the landlord / managing agent for a Leasehold Information Pack. To obtain this pack, you will have to clear any arrears of service charge and ground rent.
